Just recently, my W-2 job offered me a very attractive opportunity to relocate to Northern Michigan ASAP. 

The appraiser used very strict criteria including less than 3 mi radius, only duplex’s, neighborhood features must be the sam, nearly the same square footage, no townhomes, or places with fenced back yards.  

Yes you will have to pay mortgage insurance, but if you have good credit the MI cost is not going to be bad, and you're coming up with significantly less money than putting 20% down.

(In Lansing Michigan btw) This Triplex’s utilities are currently paid for by the owner (approx. $500/month).

This is an out of state property in Michigan but familiar with the area because I was born and raised not to far from there.

I find that hedge funds are super active in the following markets and we fund a lot of deals for wholesalers here: FL, TX, AZ, PA, MI, GA, SC, NC, OH & IN.

I also have been researching the Michigan area along with upstate NY.
