I'd assume California is similar.

I'd even recommend looking up on public records of some beat up small family in the area and calling them personally to see if they would sell you their property that needs work, especially if they owned it over 10 year, that usually means they are tired of it, and investing in bigger projects.

I’d first suggest figuring out what your goals/strategy is.

I also am making assumptions that by this point, not all purchases will be one home at a time - I'd like to explore purchasing in bulk from retiring investors, or other strategies to get a number of properties at once.
