(Had no idea about cap ex, maintenance, vacancy rate and what not)The current tenants want to purchase the property and I want out before major costs come up that become painful to afford.

It pains me to think that I may lose it all.  

@Jeremy GoodmanHave seen upswings and also painfully been through handful of down turns of real estate and stock market.I have started with my first vacant land registered on 14-Sep-1994 as owner on records.

If it starts to become a pain I will generally let people out of the lease early. 

There were several headaches and growing pains, but thankful for the experience.

Depending on the city it can be a huge pain and don't expect you to be approved then breaking ground in a month. 

Rerenting a property is no big deal, but dealing with crazy tenants is a big pain.

It was a real pain, but I got it fixed.
