I've analyzed it several times, adjusting different numbers, and I think it's promising but not extraordinary without adjustments. 

Lehi had great promise and was expected to triple in size within the next several years due to a technology/ busines boom (Lehi is now referred to as Silicon Slopes in the Tech industry).

We have identified several markets we believe look very promising based on the 6 areas we learned about from a BP blog post (job creation, population growth, buildings coming to market, government planning, affordability, and absorption/vacancy rates) and are looking to purchase our first property within 90 days.

Sure he may not have made as much money on the deal but he had already accepted my offer and promised to have the contract over 'immediately'.  

As we see many companies heading to Southern Arizona, it is a very promising sign for the housing market in the Sonoran Desert.

Im assuming there will shortly be a slew of contractors coming through promising this that etc trying to get all these insurance jobs, don't do that on a whim.

Even my most 'promising' flip to date may fall apart very soon because the owner is getting frustrated (long story).

Don't be lured by the promised of huge returns or profits on very cheap properties.
