Even experienced developers can have this problem, in that they're only exposed to the sites they've developed in the past, where I've seen issues that have come up not only on their project, but also on other projects with their own unique site issues.This often leads to overpaying (or almost overpaying) for the potential value of the property....sellers fuel this idea .

Hi, Travis and welcome to biggerpockets, it sounds like your next step should be to find your local real estate investing club and go to the meetings if there is more than one club in your area  check them out. you'll find that most of the people in these clubs are  friendly and willing to share their experience and give advice and who knows you may even find an experienced investor that is willing to mentor you or even partner on your first few deals.
