I see your based out of Denton, are you thinking of investing local or in other markets in Texas?

Or are there any other nuances I should know. 

Nothing I can do either after the fact, perhaps mitigate the damage that’s done but never reverse course.

I've always invested in the Jackson area, mostly because that is where I lived and worked and I knew the neighborhoods.

I have a family member that owns a lot and residential property in Downtown Detroit.
