I’m an OOS investor and I’m sending my realtor over to inspect these properties to see if either one would be a solid addition to my portfolio.

U needed to be in the bizz IE full time Real estate bizz to take the deduction and it had to be new builds and you were the first one to put them in service. 

I have analyzed the hold option prior to closing to make sure that if I decided to hold, this deal would cash flow.
