Facebook is a great place to get leads through boosted posts giving value, but you need to spend a lot of time building your business page and website so that they show you as a professional agent who knows what they are doing.One final note on Facebook advertising - unless you are directing a Facebook ad to a dedicated lead capture page and CRM, you are wasting your money.

This software is so affordable and has features like: automatic payments from your tenants bank account, tenant screening, publishing vacancies to sites such as realtor, zillow, Craigslist, etc., and keeps individual spreadsheets for each of your properties.

I'd look at properties that would work well for "entire space" listings - close to sites and attractions, safe area, bars/restaurants nearby, etc.I expect once our AirBNB listing becomes more seasoned, we'll be clearing our mortgage by well over $1,000/mth - providing more cash to fund future real estate deals.

@Kenny Sibrian I would look at some of the banks online mortgage calculators as well as the official website of FHA loans.

MAYBE wholesaling  can be done no $ per deal... but they spend a LOT finding those deals... websites, bandit signs, etc...
