The 2 pieces of advice I would give is to 1) black out the dates until you come up with a price.  2) Pick a price that makes you happy and be glad when you rent it and don't look back.

Once I rent out the last bedroom I'll be in the black and am optimistic about future appreciation as Colorado Springs is growing very rapidly.
