My first thought was to verify the title is good (like @Char Prado suggests) and catch up the mortgage in exchange for the deed.

Don't THINK I want the hassle of 1031 exchange with more properties  Just want the monthly income for now, (which I figure would be close to what we make now minus upkeep) .

Ask them how long have they been in real estate, and have them break down strategies that align with your objectives. 401k & IRA distributions, Depreciation, 1031 exchanges, passive income deductions, and just tax preparation is what you will ask your CPA.

You could also go work for an investor doing whatever or wait until you have some experience and then offer your services (probably for free) to an investor who could use another hand on deck in exchange for their time and knowledge.Keep at it and you'll be OK.
