Can they reduce it or rebate a portion of it toward your closing costs.....yes.  

It is vital to narrow down which type of asset you are looking to invest in. 

Partials are where you buy just a portion of the future payments.

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

They’ll teach you what you need to know (possibly for a portion of your first deals as payment).

In that sense, payments are optional for the homeowner, but income is "guaranteed" for the investors in that they are sure to get either cash or an additional equity grant each year.Exit strategy: investors are paid their portion of the gross sale price when the homeowner sells or when the homeowner buys out investors. 

For example, with July's rent paid in full, I'd return any pro-rated portion if they moved out before the end of July. 

@Bruce Park,  is there a reason the owner doesn't just put a wifi enabled water meter on the portion of the water line that is used by the ADU?
