I have got to the point where am actually a little OCD about this, but that's just because I do not want to stress due to being caught off guard when **** hits the fan, which I know it will particularly considering the age of the property.

Overall, don't stress too much, if I were you, I'd try to make sure everything is safe, raise the rent a little, not chase anyone out, and see how things move along and evaluate as you go.

Every time I think I'm in the phase of "just waiting for the closing date" something seems to come up with my financing so my stress level has been a bit high (found out yesterday that the bank for my loan only allows 2% cash back from seller at closing when we've already agreed on 5% on the contract).
