I recently got a lot in Winter Haven, FL (central Florida) with a house in a bad shape (rehab will not be cost effective) and I am thinking about putting a new modular home on the lot. - Does anybody know if you can put a modular home if previous one was stick built?

The town is in good shape, seems family oriented.I imagine all these places with vibrant boat activity--if I lived in NYC and could afford a boat slip, I'd love to be able to motor (or sail) my boat up to one of these little towns to get away on some weekends!
