Looking to build a national referral network based on my web development skills

Hi, my name is Mike Reilly and I am a licensed real estate agent that also knows how to program database-driven multiple listing websites. I'm wondering if there are any other web sites attempting the same type of referral system that I am with Preferrals.net, and what advice you might have about how to shape the business. Basically, I build the websites for free (no development, hosting, per lead fees), and charge a 5% referral on any business that comes through. That way agents aren't out of pocket on a lead generation system that isn't producing (as often happens). Thoughts? Interested?
