This just makes 100% perfect sense to me am I wrong?

I have multiple tenants that pay Bi-monthly(it's written into the lease) and I have to send the occasional Pay or Quit notice, but as of right now, I collect 100% rent owed to me, and I haven't had to turnover a property due to lack of payment since one of my first inherited tenants failed to pay.There will always be bad tenants, and there will always be fantastic tenants, but most of us will find, OK tenants, and it's my belief that it's your duty as a property owner to try and work with OK tenants.

The second time I did this, I didn't discount rent at all, but instead I would take x amount of dollars off rent for everytime they performed one of these services, which they had to track and report to me. 

It seems to me that the 27th street corridor is planned for redevelopment but I can't find any deadlines and have not seen anything being done recently.

It's not necessarily easy to pull off, but it seems to me that it's worth studying and working toward.Hope that helps!

For FL there is no state taxes but the income will be taxed again on my personal 1040 through the Ohio entity k1 to me...

I was actually already pulling this list from MyReiPro, but was more so looking to see how others were automating the tasks and communication using a VA.  2018 is dedicated to me freeing myself from a bunch of extra work.
