Line up the hard money loan amount you could be approved for, buy a fixer from a wholesaler, have the contractor make repairs and either 1) rent out or 2) flip depending on numbers and then use delayed financing to pull out the value of the home and pay off most of the hard money loan or wait 6 months and refi to pull out the purchase price AND remodel money and pay off hard money lender.

We've had others ask why we would out an extra 5k into a kitchen remodel, then I sell it over asking by 10k and it usually shuts them up.
