The house one door down was sold without real estate agents so it does not show up as a comp in the MLS. 

The permit for 2nd range (220 outlet) at a property may be turned down if the property is not zoned for two units.

I shop the policies every two years and make sure that the current company knows that.

Can you add these two factors to the simulation? 

I like all people would like to get it all but we know it is not possible.What do yall want to get for cash flow per door to see a deal as good?
