I’m in the habit of checking rent info on Zillow, loopnet, Craigslist, Or rentometer and making educated trend assumptions based on GSF, property class type, age of building, etc. it really is a “scotch tape” excel spreadsheet, and I’d love to have a more intelligent method at analyzing rent rates2.) as far as avoiding election goes, do you think most of this process can be avoided or mitigated through having a strong tenant lease?

It should specify, at a minimum, names and ages of all authorized residents, rent amount, lease duration, who pays utilities, who does lawn care, who owns what appliances, whether or not animals are allowed, and any other special agreements in effect, and the last line as I mentioned above says there will be no changes between the date the Letter is signed and the day of closing.

Take location of building, parcel size, parcel shape and access to it, sightlines, daily traffic counts, crime for area, population levels, median income levels, age of building, etc. into consideration.You really have to know how to repurpose the site and run your development numbers.
