We agree with @Nathan G. that the communications from your PMC are terrible.

Besides the value based on cap rate and NOI being only $3million, the cash on cash return is terrible.

Only way you could accomplish this is if you refinance non owner occupied and the rate is terrible especially with a cash out pricing add. 

The dude maintained an almost 50 point list of "why it's a terrible time to buy..." lots of good points that nobody wanted to hear.

It might end up taking a long time to renovate the property or the rates may be terrible at the time I am ready.

If the house is only worth $400k then you’re making 6%, not terrible but not great.

The chipping isn't terrible, but it's noticeable.

On one hand I can see it going terribly wrong if the panels are leased, but on the other of you own them outright, you deal with maintenance, and the tenant benefits from lower bills.

Have not run background/credit check yet but she has mentioned she has terrible credit and is not currently employed.
