I looked at my wife and smelled the dinner I had picked up for us to enjoy together, "call the plumber, I'm not fixing that tonight".Those are the daily decision we make as investors, property managers and DIY capable dudes and dudettes.

I cold call on a daily basis and find off market properties with older owners that are ready to get out of the game and properties are distressed, rented under market and have plenty of equity that you can buy into.

In my zillow add I list the times I am available for showings (usually after 2pm daily) When a prospect contacts me I set up a time and then try to set all other showings around that time.

I add things into my lease like: all pets must have nails clipped at all times; pet waste to be picked up in yard no less than 3 times per week; cat litter boxes to be cleaned daily; etc.

If you are weary of the landlord-tenant laws, I recommend having a property management company do the daily activities so you do not have to spend hours trying to keep up with the rules and regulations that are constantly changing here.As a small multifamily owner myself, I highly recommend finding a deal in the Portland Metro area. 

I guess with the lower occupancy but higher daily rate it balances out.
