It's a bad idea to run water supply pipes within exterior walls, just for the reason in this post - pipes can freeze.

However, if it has been vacant for months and another prospect might not come along for a while, you might want to give her a chance, maybe with a cosigner.I also agree with the above poster though that if she has recently gotten hired and can supply a letter of acceptance, it wouldn't be as big of a risk, and then the only question becomes if you'll accept the $50 less.

Another thing you can do to minimize your time involved is take out stuff that breaks down....garbage disposals, ceiling fans, etc and have them supply the washer and dryer.
