Locations are not important as long as they on board remotely/online and have a strong "online friendly" presence that can satisfy most general banking needs (attractive ach fees, online check deposit, ect). 

Currently, I am just planning to cash-out Refi one SFR rental, + add at least 2 Duplexes within the end of the year, if the resources and relationship are strong.

I would sell the property now while the market is strong.

@Tommy Mckeown as an agent, I believe he was trying to convey the message that FHA offers will not be nearly as competitve nor frequently accepted, compared to strong conventional or cash offers.

So I'm strongly considering the Cleveland, OH and Orlando, FL areas where I have some knowledge and friends/family still in the areas. 

If someone is smoking, vaping, cooking strong smelling food, etc. they will smell it in the other unit.3.

So, I am buying long term rentals in a market where the cashflow is higher but the appreciation is not as strong as other markets.

Which open you up to an aggressive purchasing power and a strong PITI reserve required my most lenders.

In my opinion, that will have a strong effect on our appreciation, but not on our demand.
