Paterson is not a good area i know their are many many investors here who buy the property and section 8 them. not looking to do that right away maybe down the road, for the most part most people i know in certain areas do pay their rent.

@Mike CumbieWith the house being on a main road-ton of traffic-and nearly rent-ready condition, it was a bit of an unknown.It would not have sold for $135K to an End Buyer, but would appraise for that price.Real money ARV on a resale would have been about $105K and needed about $35K for a flip reno.As a buy & hold it needed somewhere in the $10K-$20K range, or less if the guy did the work himself.Deal was also in a quickly appreciating market-Atlanta Suburbs-so the buyer is going to hold this deal long term and get the last laugh.

We rebuilt from the wall out. replaced every thing including all pipes under the ground , roads , pretty much everything.This was a 2 year project.

In speaking with an appraiser associate today he said anyone that appraises properties in Chicago, especially the north side, this is a common road they cross often where it is at the sole discretion of the appraiser based on what he feels the market views in that particular case is.

@Alex Craig I have heard old stories about ARK tenant laws and how pro owner they were as to be almost unbelievable... at least to us out here on the WEst coast.Orygun is middle of the road you can get someone out in 45 days if you follow exact procedures.
