Help ! Need help with Deal Analysis - 80 Unit property in Ohio

I have done 8-12 Unit buildings but looking at a 60-unit property in Ohio and would love to some input from folks that have similar buildings. There is some upside to raising the rents and doing some reno on units that make this particularly attractive.  If possible, please PM if you can assist as I have a few very specific questions that I'd like to ask.
