Rick Dad, Poor dad has a nice chart in it about spending, but it you were able to save enough to buy a rental you can skip the book.I also found that anything written by "The Donald" is a waste of time.Check out the posts about the fifty percent rule and watch jon do the math a few times.

the darker the stain/finish, the more it would protect the wood since it has more pigment in it.i have used Readyseal from texas many, many times and have been super happy with it. they ship and it's cheap/quality stuff.also, painting/pressure washing forums have many threads about the best stain/sealer. no matter which one you use, you'd have to restain every 2-3 yrs.i'd skip all that and get composite. looks much better.post pics when u are done.

And with PPP, stimulus, enhanced unemployment, plus many (most) still working/employed, not to mention tons of charity options, there is little to no reason to simply skip rent.Though I tell any tenants that if they come up with an excuse that works for my lender and property tax to not charge me, or to convince my employees to work for free, I'll let them skip rent.

I have been looking at a property that has been vacant for several years, and a couple of years ago skipped traced, family, called and emailed with no avail, property taxes have been current for the last several years, come to find out from tax assessor that Well Fargo is paying the taxes, I called Wells Fargo servicing dept. and they said that it is still owner occupied, by the person on title.
