In my mind it seems that an easier and much more smooth transition into real estate would be to purchase the single-family home and rent out the extra room to my current friend/roommate.

My business plan was to deal with those before hand so I can have a relatively smooth running rental business with just basic maintenance repairs that are required for the most part that we catch in our monthly inspection of each property.I hope that helps.

Now hopefully all you have to do is find a buyer and determine the selling points of the property, demographics, economic, and hopefully comps of other like properties in the region, and my hope for you is no snags, smooth, though this is rare!
