I just had a deal come across my e-mail in Temple/Belton (TX) where the home was built in the late 80's or 90's around the same price and it will be a much better situation with similar economics.If you're going to be a long-term buy and hold investor, shoot for newer properties.

What everyone is saying is very accurate, extremely hard to find a SFR that would cashflow, I was able to get a very good deal on a new build out here, if you want to talk details on that deal shoot me a PM.

But if you know what numbers you are trying to hit and just shoot for that, then you probably can do that with a lot less doors than most people think.
