Properties of this size support their own dedicated staff, and it is that staff that takes the calls, tours the prospects and takes leasing applications.

Look through the rules and regs and the existing lease to see what notice is needed to move the home out.  

The point is the rules and efficiency will vary from one place to another. 

I feel that i prematurely bought this unit but the price fell below the 70% rule.

The 70% rule isn't really meant to be used for rentals.  

Even though the property would be occupied by your kids, since you are going to charge market rent going forward, your loss is not limited to income because of the vacation home rule as you were limited before.  

I deal with a local company that floats concrete under the foundation to fill the gaps and support the house.  

Then you should probably consider attending all the networking events you can get your hands on and afford.Do you need education/support/coaching? 

I feel that these guys are falling behind because they are underbudgetting and do not have the accounting to support them to realize that they are not making money.
