Is there that much of a difference between B and C class?

The prices were rock bottom in a little market dip back in like 2018.

No use investing in a band-aid temporary coverup.

If you're not the only member of LLC B and you. don't own more than 50% of it then you are not a related party to LLC A (as long as LLC A does not have the same members and same distribution).I would guess that chances are these are both single member LLCs. 

I used to live in Round Rock, TX and the Phoenix market is similar, but I feel like our pent up demand will last for longer than other areas.

That makes great sense.My only concern is that the property was held jointly with me and the other partner, I took the 121 exemption, and am now owning the property fully through LLC B and doing a 1031...within less than a year.

At these prices they feel more of an appreciation play which doesn’t sit well for me with my risk analysis considering the economic uncertainty and the likely higher cap ex costs of these lower valued older homes in these communities.My thought is to pivot to purchasing in desirable b and a class homes that have a consistent historical appreciation rate (doubled since 2013), but a smaller cash flow rate.

Looking at getting into the Air B and B market in Indy now that the vaccine is opening the area up.
