There are some that price out around $400 SF which is ridiculous.

.$100 to have someone come out to repair a damaged fence is ridiculously cheap.

Couple of tips @George Moehlenhoff1) Avoid gurus, they sell stuff you can research for free and then upsell ridiculous programs2) Doing JV when you're starting out with a local wholesaler that you meet at your local REIA where you share your profits and get some real life pointers is a great way to gain the experience3) If 2 doesn't work, you can always try negotiating by calling and practicing with Craigslist homes.

Totally ridiculous to drop that much, considering there were no missed payments.
