Hey @Matt Bov,My information may not be super useful, but I have had to give longer term tenants notice of sale in Nashville.My lease was pretty clear about potential sale, but I gave lots of notice of my intent to sell, I also gave the tenants the opportunity to purchase which almost happened.In the end, the hardest part is really doing showings while you have tenants because there can be state restrictions on how frequently you do that.

They are out there just need to spend time finding them.For licensing, I think states will continue to be more restrictive especially with the potential for the number of foreclosures coming down the pipeline, but I also think its not something that will happen overnight and will take years.

I have been considering a few different cities in eastern MA, but the restrictive factor in a more expensive market when going for a 4-unit is obviously capital (at least for someone in my position), which means I will have to get creative.

Even though the lending space has become more restrictive during COVID, there are still some lenders doing 3-5% down mortgages with the mortgage insurance included in the rate at typically only a small bump (1/8 to 3/8) above the rate for 20% down.

Technically, even if she did fill out that form and gave it to you, it would not apply in her situation but unfortunately (at least here) courts are not allowing landlord to contest those.I don't know if your city or state has any further restrictions but the CDC Moratorium doesn't apply here and again it is her responsibility to present that to you if she thinks it does apply.
