Our goal is to buy 3 more properties next year and get our cash flow to 20K per month.Sticking with the latest 2-4,pp+improvements=730knoi=60820c/c=c/r=(all cash) = 8.3%Assuming your NOI is accurate (ie left out no expenses), the c/c is good in this environment

If a unit misses it's respective 9/1 or 6/1 move-in date, they risk vacancy for a full year (or at least until the next major rent cycle).

I will take another swing at this... how about Las Vegas... very low maintenance in a desert environment ... no tax's  .... and industry that will never die at least not in vegas.. other areas but not there.
