I suspect the school's reputation plays into the wear and tear on units as well.

If you handle it incorrectly the sellers could get in to some hot water, and your reputation (and all of ours as investors) will take a hit as well.Good luck!

If you have $$$ to invest I'd find out who the most successful and reputable stakeholders in your area are and see if you can invest with them as long as they would be willing to mentor you as well.
