I'm finding now I went about things a little backwards in just trying to get a jump and really motivate myself.

You guys insight to REI, do's and don't, bad investment strategies ect continue to motivate me to educate myself on this buisness.

The remaining money can be used to perform more approved repairs.

In my opinion I have found a tremendous benefit to working with someone else (as long as they are involved and being productive)1) having a partner gives you someone to bounce ideas off2) To me it's more motivating (ex, let's see who gets in front of more people this week)3) They can help finance your growth  with you.As long as you and your partner are motivated and skilled enough to succeed, you will do more than twice the amount of business that you would do alone, and make half of that.Hope this answers your question.

I have to experience in real estate investing but am confident I can be successful with the right knowlege, highly motivated and would appreciate some good tips on starting out in this business

I found a couple of motivated sellers and I have a list of investors whom some are my friends and we buy house etc.
