So maybe these are not to be of as great a concern if unfolded; a filed mechanics lien that you can find at the prothonotary is something to look into - sometimes the creditor mechanic will be happy to accept a partial payment and in exchange release the lien.And then let's not forget to include child support liens on the list that @David Krulac provided ...

Your receipt for the transaction is your written payoff statement followed by the payoff itself and the release or certificate of satisfaction you are required by law to record among the land records within X days of receiving payment.The issue I see in all of this is you are asking the title company for something only your client, if anyone at all, should be sharing with you.

Most common is that the tenant is liable for rent for the term of the lease unless the lease specifically has an “out”, the landlord agrees to release the tenant from lease obligation, or local law overrides the lease.Of course the tenant being liable, and the ability to collect rent owed under that liability are two different things.What I always do is inform the tenant that in accordance with the terms of the lease, they are responsible for the term remaining and owe the rent for the remaining months.
