It's what I'll have to live on in case I lose my job, the Yellowstone caldera blows, all my properties simultaneously get pulled into sink holes and I get sued into oblivion.The meat and potatoes of my investments is real estate, but I've admitted elsewhere that I am a junkie.

If you were to show this to a hard money lender, it would be a huge red flag, indicating lack of due diligence and/or lack of experience.It appears that you are looking to not only cover 100% of the project purchase and rehab, but also walk away with money in hand for "spending"?

Robert, It is a SFH however my lender said underwriting only approved me at 70% I thought this was strange as everything I read prior was the same as you said.

If someone tries to isolate you and pull you offsite that is an immediate red flag.
