(See my reply to @Aaron Bassett above.)Building equity can be done from low-cost acquisitions where you can build in the equity through renovations/improvements, or from selecting the right markets and neighborhood/property combinations where growth leads to appreciation.If you want to "keep your day job", then reducing the work and headache on your first few investments might be the best ay to go for you.P.S.

Unfortunately, they didn't have flood insurance because at the time the community was not part of the national flood insurance program or something like that and the chance of flooding was considered very, very rare - not 7' worth in the basement!

The amount I pay on the sell side, for the service I get, doesnt warrant the switch, but combining the buy and sell @3,500 a project could could easily bring in an extra 100k annually.
