As long as they've given plenty of notice, I remind them of their obligation to the lease and remind them that they are responsible for that entire lease but... if they will keep the place neat and clean so that I can show it to new prospects I will try to fill it. 

With prospective tenants, it's usually the prior landlord (versus the current landlord) that has more to say and a more practical picture of their rental payment history in my experience. 

Has anyone had good or bad outcomes? 

I don't know the answer to that question, but it's nice to understand the range of outcomes you may experience given some variation in the most key inputs..
