Typically DSCR is minimum 20-25% down, they will utilize a proportion of the current or proposed rental income to qualify.I'd have a second look at the income for full documentation qualification as well..there might be some other ways to qualify income..including asset depletion..

It defaults to charging the holdover tenant 10% extra rent plus any additional costs including attorneys fees that their change in move-out date costs you.

He gets an option to buy it for the remaining balance on the mortgage, and pays my mortgage down.Call it rent to own, or call it a loan with free rent as interest plus option to buy.Will it trigger due on sale?
