HOA/POA - If there is an HOA, be aware of what the dues are and what their requirements are for what you build (ex. square footage requirements, construction materials, etc)4.

Some investors have had luck going to home depot in the morning and poaching the contractors as they show up to buy materials for the jobs that day.

The marketing materials to sell these plans really oversell the benefit.

@Nick Hulsman, while active duty we used bonus money, set aside the extra funds after a promotion, any tax returns, we got tax free from being in hostile fire zones...we just got scrappy to save up the money to do the next deal. 

These are material costs only as we will likely perform most of the work ourselves. 

BP doesn't allow for much self promotion but I would be happy to send you a QA, as well as a local map to get you comfortable with the different resorts etc in the area.  

For example, in the autumn I will promote our fall colours and events around town like the Bala Cranberry Festival, etc.

It was tougher when I used to buy a lot of construction material in the middle of the day. 

Looking at building costs, material costs, and lack of labor- anything we build now will cost 10%-20% more every year for the same product.
