Here in southern California, especially in Orange County, the coming supply of brand new apartments is going to put real pressure on the older ones.

I use the 10-12% of annual rents to gauge whether my repairs and maintenance seem reasonable and I always claim less.  

Local towns are under pressure over "eminent domain" issues, where they are attempting to buy out the few holdouts that want more money for their property.

This will likely place some downward pressure on pricing, particularly for the median home values and below.

However, you have to gauge the STR sentiment as if they get banned or limited that could significantly affect your plans and cash flow.Mountain areas can have good year round use also. 

I see more pressure on realtors and title companies with this in the future.

Just for sake of discussion, what would you say if a prospective tenant asked to see your bank statement and tax return in order to gauge your ability to continue to pay the mortgage on the house you have for lease?
