We called the sheriff to have them serve the eviction but they said to change the lock and serve them a notice that we will store their stuff for 30 days.What would you do in this situation?

This encourages them to pay the last month of rent and leave house clean so that they get their large deposit back.If they get behind or break the lease, this extra helps offset what they owe plus any damage or cleaning you have to take care of.It is a small percentage of the time that someone turns in a 30 day notice and leaves the place clean and undamaged to get their deposit back.

Remember that the net positive cash flow is good, but the asset value appreciation is where the real wealth-building opportunity lies. 

Proximity and identification of higher worth asset pockets becomes difficult/volatile to predict.Political environment and societal expectations that can be borderline ideological with regards to the aboveIf the crime does not get under control (see the above thoughts on education, gini, poverty, etc) this will weigh on perceptions and asset values for years to comeOn the upside:Indy is positioned well as a logistics hub which fueled growth, and it has a reasonably diversified economy.There is access to high quality higher education in the area.I will not invest in Indy although I did look at it awhile back.

Hi @Sam Kwak - Its great you've noticed this movement, a LOT of landlords are still unaware or don't understand the ramifications.

NOTE: If you come into this situation, screen the guarantor and make sure they are in a position to effectively guarantee the lease.
