Thanks @LaShelle Stewart Here are my rough numbers:Interior ($6,000.00), includes:- paint- electrical (replace all outlets/switches, fixtures, etc)- backsplash- plumbing (replace toilet, faucets, etc)- repair damaged doors and carpentryExterior Paint ($4,000.00)13 Windows Replaced ($4,000)Carpentry (wood repair) - $2,000.00Install additional bath $4,000 laborInstall vinyl plank flooring ($1,000.00)Repointing $2,800Re-pour concrete pathway - $2,600Keep in mind, this is the amount I am out of pocket.

The subfloor is elevated about 2 feet off the ground, Supported by pillars and a Concrete sill that the house sits on.

If you've been studying by book for awhile, you will know that you need to have some sort of excel sheet or concrete method for evaluating deals.Do you know all of your numbers involved, do you have sales comps to support your ARV, are housing with a second story even selling in that neighborhood (or are ranch houses the thing)?

I'm looking for a way to own the title/deed/home by acquiring it from my parents for what they owe ( just learned about ""subject to" this morning, BP Podcast #2), then I'd need to find $20k to $50k for rehab, build the carport and the remainder of the foundation of the house (there are ample concrete/space around the house to build at least 3 more rooms) and transition from a single to a multi-family home.
