Curious everyone's current perspective of the area, pros/cons, etc.

I was thinking the same thing, but wanted the perspective of other investors.

The economy is diverse and from a citizen-perspective, it makes the city interesting and vibrant.

I would have the perspective tenant sign a document t saying that these funds will be applied to the security deposit and if they decide to not move in the tenant forgoes this deposit and you will begin the tenant finding process.

Networking with experienced individuals located near me as well as learning about this lucrative field from their perspective is valuable to me.

yes there is risk but ill put in better perspective. you have risks driving to the supermarket you run the risk of getting into a major accident. are you gonna make that trip??

@Bea Leichliter, I've always been of the opinion that 2,3, 4plex investments are "neither here nor there" or "best of both worlds", depending on your perspective.

I had about 20K in tax write-offs for things I had done on the house which technically lowered my income from the banks' perspective.
