In short, no matter which paint you use, developing a Zen countenance with speed and precision, using quality tools (and matching the right ones to the job) and planning on doing two coats unless you're just refreshing  the colour (tinting a primer for one of those coats can be very multi-functional, saving you from spot priming as well as saving you money) is probably your best goal for d.i.y. success.

On the other hand, when markets are peaking in some places, they are steady or still climbing elsewhere, so it may just take being willing to invest long distance.

Leave as is and/or increase rent at next opportunity and scrounge up enough capital elsewhere (I have over 10k liquid and available but not sure yet how much it takes to really get rolling in the business)Lastly, as one of my goals is to build a portfolio that provides passive income over time, the reason I'm somewhat inclined to sell or other option is because I believe it is nearing its peak in value without investing and updating it.
