For instance off street parking is a big deal here.

You could both have an "official" contribution of 40K on your books and Partner B would have an additional loan to the company of 10K (with interest if you choose).

Hey friends Wish I was smart enough to be giving this answer but I’m here for wisdom insteadwe are down in San Diego, and what’s happening with prices and inflation drove us to buy a duplex in South Park. 

It was on a main rd and off street parking was tough this drove away a few potential buyers Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

hi bpi'm moving to STL for work, so my wife and i decided to house hack a multi fam. we made an offer and were accepted on a duplex in benton park. this will be our first investment property. does anyone know a good insurance agent/company?

The line at this time is all copper and about 6'10" below a cement parking spot behind the house.

Also look at water delivery capacity and sewer capacity as well as potential parking issues.Checking the zoning to be sure they allow a duplex would also be a good idea.Good Luck!
