I’m looking for Net and occupancy for 2023.The unit I have a contract on was mostly used for personal use, I’m looking for rental numbers…. and sellers aren’t willing to give these up.

I think I'm a bit of an oddity in that I've been researching personal finance and real estate for years (still nowhere near an expert), but have never taken the step to reach out on forums to like-minded peers.

Personally, I'm not a fan, but I could see why some people like it. 

@Dav Pohote The last property I sold had 1 person make an offer at the list price.

They would be almost 2/3 of the way done with their mortgage and the value most likely has surpassed what they paid for it.

on the bleachers right now just learning so i got a question If I find a  duplex for 350k, put 20% down , 30 year mortgage after the 30 years is over and the property is paid off,  it cost me more than 700k that just doesn't sit right in my stomach.

For example, I often see Buyers purchase property thinking there is a $1,000 deposit but then the tenant claims it was $2,000 because they paid the last month's rent.

They were chroniclaly late and behind on their 5.125% interest rate $363K 1st lien FHA Loan obtained 6-14-2018 which had paid down to around $318K.

They are either built into the rate or pulled out and paid at closing.
