If a buyer is offered a 2-1 buydown (starting at 5.25%, increasing to 6.25% and then to 7.25%) with all closing costs covered except for $3,000 (to be paid by the buyer) on new construction through the seller's preferred lender, and signs the purchase contract in April 2024, the house will be completed by the end of September 2024.

That said, the key - number one role, of any STR is to optimize revenue and STR is all about marketing and positioning the offer (the listing) - getting the pricing, photos, and copy correct in addition to delivering an A+ experience.

Over the last 6-7 months, I’ve been doing my best to “get smart” on real estate investing, starting off with Rich Dad principles, which led to Rich Dad Advisor (McElroy, Sutton, etc.) audiobooks, which led to BP podcasts and doing YT research on tax benefits…I’m feel ready to take action and start putting everything into practice but still not certain which method is best for my first investment property.

It wouldn't be, but it's also a fund made up of US Treasuries, so you get practically the same amount of insurance since both are backed by the US Govt.
