Prices also tend to go up in the spring and summer every year and come down in the fall and winter months.I do think there is some pressure to stabilize oil at a higher price level.

I don't have any recomendations for books, but can provide the following from previous experience: look into highest and best use, check with zoning on number of units per land size, get a soils report, geo report, check with fire department on number of fire hydrants needed and make sure to have existing pressures tested to confirm new hydrants will have proper pressure, and of course speak with zoning/planning.

btw, the "commercial" toilets are wall mounted since they are easy to clean, not the high powered ones. the "jet" powered toilets are high end homeowner style toilets..the wall mounted toilets need 6" studs to make it work.

Bryan and Jon thanks for the advice, I think that I will tell the bank to prove they have the funds set aside in escrow for closing (supposed to now be 1/03), tell them I will not give them anything and that if they cant close I will cancel the contract, hopefully the buyers (retail buyers) will put some pressure on their people to get it done, or make them switch lenders.

Every inquirer that spoke proper english was immediately turned off once they verified that it was a duplex vs a SFR.Buying SFR for way below reconstruction cost prevents another conglomerate from going down the street and building the latest and greatest apartment complex and putting downward pressure on rents..Multiple exit strategies with SFR...

Over the past three years we have seen >400 new units built or announced in Fredericton which has resulted in a >60% increase in vacancy and downward pressure on rents - especially in older properties which have not been kept current.
