If your investor or tenants have internet they can view and pay online.

Hello fellow rehabbers,So we have been able to save a good amount of money on materials going through the bid room at Lowes and Home Depot, and on Lumber through our local lumber yard, but sometimes they do not have a ton of options for finish materials. 

I found a local plumbing supply store in San Diego that sold refurbished gas and water meters (electric meter off the internet) and contacted a plumber to install them on one of the units.

But remember I'm in a totally different geographic area than you so material and labor can vary.

I found on the internet that the house was in a sheriffs sale in 2010.

It does however damage some materials but is worth it to get rid of smoke odors and shouldn't damage too many items.

I think, they only give it away with their material.

Just insist that the deal take place in the US (that is where the property is, so it has to be in the US... e.g. recorded in your county) and that you can provide whatever the investor needs via the Internet and an Internet video conference.
